Before we get started together, it’s important to be clear about exactly what we’ll be doing for you. That’s what this phase is for. After a no-obligation visit from one of our specialized real estate agents, you’ll receive personalized sales advice from us. Here’s what you can expect:
Our real estate agent will visit you to get to know you, explain the sales process, and discuss all your needs. The agent will also inspect the property inside and out to get the best possible picture of it.
You'll get helpful tips from the real estate agent right away!
During the visit, the real estate agent will also take a number of photos inside and outside the property. These are for internal use only. Our real estate agent will use these photos, among other things, to help determine the best asking price.
Preparation
Within a few days of our visit, you will receive a recommendation via email. It will include, among other things:
Advice on Setting a Truly Realistic Asking Price
We always provide reliable advice on the asking price, drawing on a wide range of data to arrive at that recommendation. This includes, among other things:
A few days after you receive our advice, we will contact you again to discuss the proposal. We can do this by phone, by email, or during a follow-up meeting at your home or at our office.
If you are satisfied with our proposal, you will receive a service agreement digitally (or by mail). This document clearly outlines everything we have agreed upon. Once we receive the signed agreement back (either by email or by mail), we will get to work for you right away.

With a demand analysis, we can pinpoint exactly how many people are looking for a home like yours.
To present the home in the best possible light, one of our staff members will schedule one or two appointments with you for:
A representative from PUUR* Makelaars will provide you with full assistance with measuring the property, taking detailed notes, and photographing or filming your home. Before the photo shoot, you’ll receive helpful tips so you can properly prepare the property.
If you'd like, we can offer you styling advice or bring in a stylist.

Give buyers a glimpse of what your home could look like after a makeover or renovation. With the Styleswitcher, the home’s potential is visualized photorealistically using 3D software. The result: your home immediately becomes more appealing to more buyers.

After your previous visit, we’ll need about 5 business days to process all the information accurately. In urgent cases, we can act more quickly.
Once your listing has been processed, you’ll receive a personal login via Move.nl. In that secure environment, you can view the listing for your home. The listing includes, among other things:
Please let us know if you approve of the presentation. The information will never be published until you have given your approval!
It is also necessary to fill out the “List of Items” in the secure environment. In this list, you describe which items are being taken and which are being left behind.
In addition, two NVM questionnaires still need to be completed, namely:
This is also a good time to apply for an energy label. If you’d like, we can assist you with this.

Once you have approved the property details, we will publish them step by step—in consultation with you, of course.
First, we notify fellow real estate agents and list the property on our own highly-trafficked website, puurmakelaars.nl. We also feature your home on social media. In addition, we have an extensive database of people looking for a home. We know what they’re looking for. If there’s a match with your home, they’ll receive an email right away.
After about three days, the property will appear on funda.nl, mva.nl, and various other sites. In the case of a private sale, we do not list the property publicly.
You can view the statistics for your home on funda.nl through your personal account.
Upon agreement, a "For Sale" sign will also be placed in the yard or on the window.
At this stage, we can also optionally generate additional exposure through targeted (paid) advertising on social media, such as Facebook and LinkedIn.

Once the property has been listed, we’ll schedule viewings. We’ll contact you to plan these, always in close consultation with you. If there are many requests, we’ll try to schedule as many as possible on a single day. We do not schedule open houses; instead, we always arrange one-on-one viewings. This allows us to take the time to give potential buyers a clear picture of the property and to answer all their individual questions.
We'll go over in detail beforehand how the viewing will go and how you can best prepare for it.
We recommend that you not be home during the showing. The real estate agent will welcome prospective buyers, give them a tour, and tell them all about your home. Our real estate agents don’t just reel off a standard script; they take the time to get to know the potential buyers. They listen carefully and offer advice if there are any concerns—they always look for solutions. Your home will be presented in the most attractive way possible.
After the showings, the real estate agent will contact you to discuss how they went. This way, you’ll know right away whether the people were enthusiastic and what questions they had.
Our real estate agent will also follow up with the people who viewed your home.
We can also organize a live virtual tour via Facebook, Instagram, Twitter, YouTube, or (coming soon) LinkedIn. We’ll notify interested parties in advance so they can watch the live broadcast and ask questions. This allows us to show the property to a large group of people at once. After the live broadcast, we’ll also post the video online to ensure it reaches a massive audience.
The bidding system to be used was discussed at an earlier stage. Based on this bidding system (the standard system is the Amsterdam bidding system), a potential buyer will submit an offer, including any conditions. The real estate agent will negotiate on your behalf in consultation with you.
Negotiations will begin as soon as the real estate agent receives an attractive offer.
You are the one who decides which offer and which terms to accept. Of course, we’ll advise you on this.

Anyone buying or selling a home will have to deal with a bidding system. The bidding system sets the rules for the sale.
In many cases, PUUR* Real Estate uses the Amsterdam bidding system:
Negotiations do not begin until a bidder receives a counteroffer from the seller. During this phase, there will be no negotiations with other interested parties. Viewings may still take place. If additional viewings occur, it will be noted that the seller is in negotiations. If interested, a one-time offer may be submitted. The seller may only begin negotiations with another interested party if negotiations with the first bidder have failed.
A second interested party may submit a final bid once. If this bid is higher than the first bidder’s bid, the first bidder will be given the opportunity to submit a new final bid.
A second interested party may submit a final bid once. If this bid is higher than the first bidder’s bid, the first bidder will be given the opportunity to submit a new final bid.
Once you’ve accepted an offer, a preliminary purchase agreement will be drawn up. This document outlines all the terms and conditions, as well as all the details about you and the buyer. We’ll draft this preliminary purchase agreement for you. If your home is being sold in Amsterdam, the notary will handle this. We will then go over it with you in detail. Both you and the buyer will sign it. This can be done at our office or at the notary’s office. In Amsterdam, the standard practice is for this to take place at the notary’s office.
After signing the contract, there is a three-day cooling-off period required by law. During these three days, the buyer may withdraw from the purchase without giving a reason. Often, a structural inspection is also conducted during this time at the buyer’s request (and expense).
If there are any conditions precedent—such as a condition precedent regarding financing—the buyer must fulfill them within the agreed-upon timeframe. For example, to meet the condition precedent regarding financing, the buyer needs an appraisal report.
At that point, the property will be listed as "sold subject to conditions." This will be reflected in all online listings and on the "For Sale" sign (sticker).
The buyer must also provide a security deposit or bank guarantee in the amount of 10% of the purchase price. We will verify that this is arranged within the specified time frame.

You can now start preparing for your move. When you move, you must leave everything behind according to the list you filled out earlier. Anything that’s bolted down must stay behind!
More on Preparing for Your Move
All utility connections for your new home arranged through PUUR* Real Estate
Your new home won’t be ready to move into until utilities such as electricity, water, gas, internet, phone, and TV have been connected. This means you’ll need to compare providers, choose plans, and sign contracts—all of which takes a lot of time. PUUR*Makelaars is happy to take care of this for you through our free “ready-to-move-in” service.
With just one phone call, we’ll assess your connection needs and get to work for you! By the day you move, all your connections will be set up. It doesn’t get any easier than that! This service is exclusively for our customers.
The transfer of your home will take place on the agreed-upon date. This will occur at the notary’s office chosen by the buyer. We will send the notary all the necessary information in advance. The notary will draft a preliminary version of the deed of transfer. We will review this for you, as well as the settlement statement. The notary will also contact you directly to request information regarding, among other things, your mortgage and property taxes for the final settlement.
The inspection will take place just before the closing, during which you will (optionally) inspect the property together with us and the buyer. The utility meter readings will also be recorded.
After the inspection, we’ll go to the notary. There, the deed of conveyance will be reviewed with all parties. If you’re unable to be present yourself, you can provide the notary with a power of attorney (this involves additional costs). After reviewing the deed of sale, both the buyer and the seller will sign it. The sale is now final, the keys can be handed over to the new owner, and it’s time to pop open the champagne.

When selling your home, there may be times when you’re temporarily without a place to live. For example, if you haven’t found a new home yet, or if your new home still needs to be renovated. To bridge that gap, many people decide to rent a home (temporarily) on the open market.
In part to support these people, PUUR* Makelaars has established a subsidiary that helps buyers find a suitable rental home. Our rental specialists know the rules, are familiar with the area, and have a great selection of rental properties in their portfolio. This allows them to guide you effectively and quickly toward your ideal (temporary) rental home.
